The lease will be for a term of twenty years from November 2020  with a tenant and landlord break clause in June 2033. 

The purchase price for a one third share in the practice is £125,000

The expenses that any incoming partner would need to contribute towards are as follows:

Rent at £44,400 plus VAT (£14,800 plus VAT)

Service charge £32,120 plus VAT (£10,706 plus VAT)

Business rates £27,233 (£9077)

Practice Manager's Salary £12ph 40 hours per week (£8,320)

Misc (utilities, clinical waste, building ins., broadband), approximately £200 pcm
